Chairman, Donald Larnay, called the Regular Planning Board Meeting to order at 7:04
PM at the Yates Town Hall, 8 South Main Street, Lyndonville, NY 14098.

MINUTES:
Chairman Don Lamay opened the meeting to accept the meeting minutes from February
5, 2008 and March 6, 2008 as presented to each board member.

RESOLUTION TO ACCEPT THE MEETING MINUTES FROM FEBRUARY 5,2008
AND MARCH 6, 2008 AS PRESENTED TO EACH BOARD MEMBER.
RESOLVED, to accept the meeting minutes from February 5, 2008 and March 6, 2008 as
presented to each board member.

Don discussed the last meeting the Planning Board had with the Zoning Board members
to review the wind energy regulations.
John Belson mentioned the Town Board would have a Public Hearing for the Wind
Energy Zoning Regulations on April 10, 2008. Dave Schubel will be sending the
paperwork to the County Planning Board for review.
Don thanked John for all the work he has done on wind energy between all the Boards
and thanked Janice for the work she has done.
Supervisor Russell Martino will review the document with the Town Board at their workshop on April 7, 2008. Shelby and Ridgeway public hearings went through with no problems from the public. Don asked if any members had any further questions or input on the Wind Energy document. Gary felt that all the input and recommendation have been finished. Next item reviewed was the issue of non-conforming lots in the zoning regulations. Originally the Zoning Board asked the Planning Board to review the non-conforming lots as written. Dan Wolfe attended the last meeting in March and felt that the zoning regulations were well written as is. He did not feel any changes were necessary at this time. Members agreed that the zoning would be left as is unless specific concerns are brought to their attention. Don discussed propane tank issues at the lake. Discussion as to whether the board should add a clause to the zoning book for revocation of a Special Use Permit. Members felt that Sections 107 & 108 were sufficient for any non-complying properties with a special use permit. Training is being offered on May 9, 2008 at Burgundy Basin Inn sponsored by Genesee/ Finger Lakes Regional Planning Council. Gary Daum will be attending. The County will be offering training in Albion during the fall. Attendance issues were discussed. Members agreed to keep the meeting night the same along with the time. Janice will send an email reminder to members on the Monday prior to a monthly meeting. As there was no further business to discuss, the meeting was closed at 7:48pm.
